The CCR’s aren’t bad. It’s the HOA that is more restrictive. I’ve asked the agent for the HOA contact. I believe they are going to be very strict like only being able to paint your house certain colors. One place said you could not leave a barbecue outside. Sounds dumb until you realize there is lots of bear in the area. This HOA has 22 houses and it’s all ruled by popular vote.
I heard a local (in another area) complain his other 8 neighbors would not put out $100 each to have their road grated. That area has a mean income average a lot lower.
What this place will give me is freedom. Yes I would like a 20 acre spread but I simple can’t take care of it. A low maintenance base camp is what I need.

One advantage for Gene and winters in Montana is he’s retired. So if it get’s too cold or snowy just stay in and keep the fire stoked. Different story if you have to get in the car every day and head to work.

Gene You can stay at my little cabin in the woods or setup your RV. Just a keep the grass cut on about .7 of an acre.
Any type of target shootin' you want to do and nobody cares what you paint the mailbox or trees!

This is Clancy with a high income and low poverty rate. Homes are expensive here.

Below is Kalispell. Note the high percentage of women as head of household and lower income. For every 100 females there are only 87.7 males.

This is Havre. Lots of poor people and males are the majority. The men will fight over the women that will go from man to man and stay with whoever has the best job at the time. This is one of the highest poverty rates also. I grew up in areas like this. I came from trailer park trash and I’m not going back. I actually lived in Harve for the summer when I was barely a teenager.

Some say the Lakeside house is expensive. Might be slightly overpriced but when you look at the demographics you know why. I can find $100K shacks alone the Hi-Line (US2).

And you can visit me as well. This place has two guest bedrooms. They are barely big enough for a double bed. In between them are wood lockers and across the hall is the guest bathroom and laundry.

The homes here are different than what I’m used to seeing. On the outside most are very plain and often blend into the surroundings. The insides are different and that is where the people personalize. Often at great expense because you are indoors for long periods in the winter.
This is also a place I would feel comfortable leaving for weeks or months at a time.

Gene, too far away from necessary conveniences, not very energy efficient, by today’s standards, lots of dusty roads and a lot of unfinished projects. Keep looking.
