I like a clean vehicle myself but I would never trade that for my solitude and privacy. Our drive
is crushed rock and a half mile long. I won't spend the money to pave it. Too costly.
I just visit the local car wash about once a week. Normally it's not a problem anyway.
Only when we get heavy rains.

Several years ago my daughter and her family lived over in Valier. Small town near a lake. She wasn't to far from the border. She was close to the beginnings of the Bob Marshall wilderness. My wife and I drove up there one August. Talk about seas of shining waves of wheat, they got a lock on it.
I would like to be closer to the mountains.

Been to Valier quite a few times when visiting Montana to go ground squirrel shooting. Nice little town and great fishing for Walleye, jumbo perch and also some huge pike in Lake Frances. Had some pretty rough times with the wind while on Lake Frances and had to get off the water. Spent a few weeks a year in the Whitefish/Kalispell area and east of the mountains at Lake Frances.

I like that property and house, except for the long gravel driveway. It appears that the road coming in from the paved frontage road is gravel too. I noticed in one pic the SUV was pretty filthy. I personally could not live with dirty vehicles all the time. And if you or your neighbors use a chemical dust control, that is really REALLY bad, salt or mag chloride is the usual method.

You also need to understand where the dust will blow, fortunately Helena has a west prevailing wind year round, so “most” of the time the dust should be blown away from the house. The last place to pick would be a location that is constantly inundated by dust. Like that house located at the start of the driveway….. directly under the dust plume. It might be smart to ask the realtor if there are any plans to pave it in the near future, maybe after the development is completed.

I do like the location, just a few minutes to Helena stores and services, and fifteen minutes to a stellar campground (Court Sheriff CG) at the north end of a big and beautiful lake….. https://en.m.wikipedia.org/wiki/Canyon_Ferry_Lake

Gene, my wife loves the house, especially the back porch/yard area. Will your teardrop fit in the garage?
YES! :D

That place looks awesome. Nice the garage is so big as there is no basement for storage of “stuff”. Looks like if you get it a riding mower is in your future. Nothing wrong with that, it can be relaxing to buzz around on a mower listening to some tunes and a cold beverage of your choice in the cup holder. Hope you get it, looks perfect for your desires to have a base camp.
The attic in the garage has a floor on about the middle half for storage and a fold down ladder.

Thanks John, when I see the house tomorrow I’ll keep the dust factor in mind. That one picture shows how close it is to the freeway and I’m concerned about noise too.

This picture shows typical houses in the area. With no high blocking fences and no out-buildings and no cars that don’t run and no junk keeps it open. I’ve seen other areas that allow it and it seems too built up.

We have a basement in our house, but I put a plywood floor in attic of our two car garage for seasonal storage. It also allowed me to access the the attic area of our house, for inspection purposes.

I35 is just four miles west of us and on some days when the wind is right we can hear it. Doesn't
bother me. Also there is a race track that is ten miles west of us. Also hear that some evenings.
Mostly we hear the birds on the lake. :D

Another thing to think about is snow removal from the long drive, but if you don’t want to blow it yourself with a tractor you can easily hire a local. I am sure the access road gets plowed fairly promptly after a storm.

I love the covered back deck. My old house had one, my current one does not and I really miss the shelter and shade.

There is ample RV parking for visitors. If you buy the property, put me on the list😁

That would have been the house of the ones you showed so far. Single floor living.
Good luck. As previously stated, the listing shows pending. I too hope you are the one who got it. This market is crazy.

Living in the Northeast, I am used to salt and now some other type of saline solution they spray on the highway surface. It does not help cars at all except with traction. You can't wash it off every spot all the time either.

It’s not my offer that makes it pending. I think the seller has overpriced it and it might be hard for someone to get a loan. A previous offer fell through and I hear this offer is shakey.
