Another Run To Montana
I’m heading over to Montana on Thursday and will make an offer on a place if it’s still available. This moving has got to be one of the most stressful things in life. I moved here in 1988 and accumulated too much stuff. My goal is to get a smaller place and use it as a base camp for RVing.

Looks like a nice home. 2 acres will take a small tractor for sure. I looked at the taxes and they weren't too bad either.

Re: Another Run To Montana
I like cold winters. The place I’m looking at has a heated 24x42 foot garage. That means CO2 shooting year round. I could easily build a 10 meter or yard indoor range.cooperhawk wrote: ↑Wed Jun 30, 2021 11:25 amThat looks really nice. Only problem there is the Winters.![]()

Re: Another Run To Montana
Dang the taxes are high over there. Up until a couple months ago we owned three properties, the house and an acre our resident, a mobile home on an acre, and a 18 acre farm, all together they were about a third of that.
Nice place though, good luck.
I hate moving.

Beautiful. Reminds me why the call it Big Sky Country.

Gene, It looks like that house fits your needs perfectly. Good luck with your trip and I hope everything works out for you.
When you return it's time for a big yard sale to get rid of what you've accumulated.

Lower than what I'm paying in Ft Bend Co Tx. My house is appraised by the tax district at just over 200k and I'm paying more than that.Vaquero wrote: ↑Wed Jun 30, 2021 4:04 pmDang the taxes are high over there. That place looks awesome. Nice the garage is so big as there is no basement for storage of “stuff”. Looks like if you get it a riding mower is in your future. Nothing wrong with that, it can be relaxing to buzz around on a mower listening to some tunes and a cold beverage of your choice in the cup holder. Hope you get it, looks perfect for your desires to have a base camp.
Re: Another Run To Montana
Gene, my wife loves the house, especially the back porch/yard area. Will your teardrop fit in the garage?

Re: Another Run To Montana
I like that property and house, except for the long gravel driveway. It appears that the road coming in from the paved frontage road is gravel too. I noticed in one pic the SUV was pretty filthy. I personally could not live with dirty vehicles all the time. And if you or your neighbors use a chemical dust control, that is really REALLY bad, salt or mag chloride is the usual method.

You also need to understand where the dust will blow, fortunately Helena has a west prevailing wind year round, so “most” of the time the dust should be blown away from the house. The last place to pick would be a location that is constantly inundated by dust. Like that house located at the start of the driveway….. directly under the dust plume. It might be smart to ask the realtor if there are any plans to pave it in the near future, maybe after the development is completed.

I do like the location, just a few minutes to Helena stores and services, and fifteen minutes to a stellar campground (Court Sheriff CG) at the north end of a big and beautiful lake….. https://en.m.wikipedia.org/wiki/Canyon_Ferry_Lake

Re: Another Run To Montana
Ill put up with a little dust on a vehicle before I would ever want salt and especially Mag Chloride on any of my vehicles. In 34 years of of being around that stuff washing Mag Chloride off a vehicle is a true pain in the butt. Im a clean vehicle man to and I keep mine spotless. Salt and Mag are not your friends.
