5 plus 15 equals 20 acres

The person that owns the 22 acres around me offered to sell me 15. We negotiated for three weeks and finally came to an agreement. I won the price war but lost the acreage as I wanted all 22. My 5 acres seems like it’s bigger and the previous owner told me it’s actually 7. I’m having it surveyed so should know in a few weeks. Wish me well on the sale closing.

Congrats, we have 21 here in Oklahoma. The farmhouse sits on an acre, then the 20 acres of pasture and woods. We like it. If the neighbor with 60 acres of hayfield offered us another 10 or 20, we'd buy it. I'd like to buy all 60, but this late in life... I'd have to think long and hard....

Nothing is certain yet. I could still end up with zero or twenty-two. For the most part nothing will change except I can say I own it and pay the taxes which shouldn’t be very much as it’s considered farmland.

That’s what a lot of the neighbors have. Most don’t use the roads and it’s common to see them going in a straight line which means cutting across each other fields.

I have one and I love it, however, they DO tear up the turf/ground.

Here everyone drives slow and barely makes any tracks. I do see them ripping around beside the paved roads but those are different people. Same with snowmobiles in the winter.

Nice to have some elbow room, whatever you do with the property it will be good.

Some ATV/UTV’s have a turf mode in the gearing that when engaged will only drive one rear wheel. This helps with tearing up the ground but with the aggressive tires on them there still will be a little damage.

Hatchdog, our Artic Cat Prowler Pro has that one wheel drive feature.
My property is VERY hilly and I hardly have to use 4wd or lock the rear diff. It doesn't harm the lawn unless you spin on wet grass.

Gene, you will find many uses for one. I even got a long gun holder for ours.

Our Ranger has the enclosed cab, heat and AC and a winch. It has the Turf mode, work mode, and sport mode, plus you can select 1wd, 2wd, or 4wd.
Believe me, if you buy one, you'll find you are always using it. I have posted it elsewhere, but we run feed to the barn, I run down to the range with it, move targets from the range house to the berm with it, check fences and look for cows... 2am a few days ago, the driveway alarm went off. A neighbor's calf was in the front yard. Got out the Ranger and herded him back, and collected two others along the way. The lighting and the push bar on the front worked great and we ran them the 1/2 mile up the road to the gates and back in the pasture.

In the winter, it's great to be able to run check everything in the heated cab. This model has windshield washer, wipers and defrost. A lot cheaper to buy all that in the package than decide later it would be "Nice to have" and add it. When it's in the teens outside with the wind chill dropping the temps below zero... the heat is great! When it's 110, the AC is awesome when you are running the fenceline and looking for a calf to make sure it's okay, and then herding it back to the barn.

I wouldn't drive the Nissan Frontier through the packed brush and it's too wide for the fence lines, but the UTV easily navigates the paths, goes down into the creeks and up the other side... We even used the winch to pull the new coop into position.

Thanks. They aren't cheap anymore, but here in Oklahoma you can drive them on the rural roads without a tag. You can tag certain models and drive them on city and county roadways other than limited access highways if they meet certain restrictions. We chose NOT to do that since people talk on cell phones when they drive and UTVs don't have airbags and structural components to protect the driver and passengers during a crash. (Crumple Zones... etc.) We do ride around the rural area now and then.

We had been thinking about a nice bass boat, and it would have cost about the same and not gotten anywhere near the use. This gets used every day.

What's it being used for now? Can you lease it to someone that would grow hay on it? You wouldn't have to do anything and it wouldn't get overgrown, you'd get enough to at least pay the taxes.

I need to get more land and build a bigger shed to store equipment before I buy anymore. This is my second summer here. My plans were to have most the big jobs done in three summers before I go into maintenance mode. These building projects are time eaters.
