Hey All,
Likely at best 2.5 months of house hunting season left this year if you are looking at Montana.
I admit I'm curious about what you don't like about Billings. I've had two aunt's a great aunt and uncle a grandmother probably other relatives too that I don't know about all of whom lived in Billings at one time or another in their lives and I did over the years (small child to adult) visit all of them. As a very small child I lived in a trailer house just outside laurel on the southside of I90 on the billings side. I'd have no problem living in billings. Prefer it to Butte for sure unless maybe if Luigi's was still there probably the most unique bar I've ever seen. I do miss listening to Luigi a one man band who played polkas an Neil diamond the times I was there. Just imagine hearing red red wine then the beer barrel polka then he ain't heavy he's my brother while watching all the animated figures. Good times.
Have you looked around Wyoming at all?

This is the latest and greatest. I see something like this and start to move my furniture and pictures into it. And then find out it’s built on a toxic dump site. Well maybe not that bad.
I have been thinking the shed would make a wonderful target backstop inside of it. Open the door and shoot into it.
The big downside I see is it is next to a road. The 7 acres is about 278 feet by 1,250 feet give or take. I’m thinking the house is up against a hill maybe 100 feet from the road but also 50 feet above it. The driveway takes up the full length so it can gently climb.

For the most part I want western Montana. East of the divide a hundred miles is okay but after that it’s to windy and cold with nothing to to.

Mud Creek in the bottom left is where the home is. This entire area is covered with trails (red dashes). Right from this backyard. The seven acres borders the national forest. Satellite views shows it would be a scramble in open brush up to the forest service trail. Or I could drive three miles to the trailhead.

Two things I have really appreciated with the homes you have shown is the incredible trophies hanging on the walls and the creative way some folks have furnished and decorated their homes. I feel like a peeping Tom but I’m really enjoying seeing the way people have laid out the rooms. Of course us folks here on the Henry site are partial to the trophies and the western/country style of the decor.

I agree. Around here decor is more of luxury. I never really realized it till now but Montana is my kind of decor. It’s getting insane. Prices can not double in two years. I’ve noticed properties go under contract, then pending then come back on the market. Banks only loan about 80% of the value. A $500K house would require $100K down. If the seller is asking $900K for it the bank will still only loan you the same $400 and would require $500 down.
My agent has told me the same thing.
