The agent I’m working with in Montana knows I don’t want to live in a windy area. When I expressed interest at the house she did not tell me about the problems with the house. Instead she reminded me that I didn’t want to live in a windy area and was steering me away from it. She knew it wasn’t for me but can’t say negative stuff about a listing or bring up the faults.

It needs to be bought by a professional flipper that knows structural design.

I’ve been reading almost every document on every listing I’ve looked at. It’s time consuming but I need to learn how different states govern home sales and what to look out for.

Speaking of wind, be thinking in terms of finding a place with a sheltered area out of the wind for making a rimfire range. Even more important for airgun shooting.

She has my best interest at heart. She told me just not in plain English. I’ve asked her for dozens of reports like gas, electrical, well water and CCR’s and she always delivers. Other agents seem to come up with a lame excuse why they couldn’t get it.

Keep in mind she would not get any listings if the blabbed all the faults. She knew I would read the report and any buyer would be well aware of its problems. The buyers has to sign saying they know of the problem.

The house is listed far under normal value and it generated several dozen people wanting to see it. Including me.

It gets so windy at times the only place to shoot is indoors. I’m more concerned I can shoot safely. Some places a person can shoot yet there is no safe way of doing it without heavy modifications like a berm which might not be in the best spot.

The one house in Fortine is surrounded by roads which can not be shot across. All bullets must not leave the property which means I would need to shoot from the perimeter in plain view of everyone. In Fortine I can do that. In Helena I would need to be hidden.

Nice house but too congested. Right now I live in a neighborhood and it is noisy from everyone mowing their lawns and using chainsaws and leaf blowers. Or construction. Or someone getting 7 yards of dirt. Sewer pumping trucks. Too many service trucks. And then there is the aircraft.
