That Polson area is really beautiful. As a kid I spent a lot of time at Lake Mary Ronan near Flathead lake. Driving from the timberland of the Spokane area to the open-ness of that part of Montana was pretty thrilling. Often we would go to the Kalispel area to a restaurant called The Tamarack for a great steak dinner. I have recently looked for that place online but have been unable to find it.

That log home is awesome even with all the downsides to that style including the high ceilings. Just keep that wood stove stoked up and enjoy…… :D

This log house has squatters in it. This area is 69% white and 31% Indian. I viewed the area via satellite and there is a lot of junk.

This one is nestled in the mountains at 5,200 feet and sits beside a small airport and what looks like is a race track of some sort.

It’s twice my house at 2/3 the price. Plus it’s 12 acres that can be sub-divided. Or a huge barn can be put up. The main floor has one bedroom with its own bathroom. I can only tell you my experience around our place. We only have 10 acres but I am ALWAYS working, maintaining or fixing something. 4 seasons. Not trying to put you off, just know that there is never a time where there isn't something that needs attending to. House, out-buildings, grass, weeds, fences, driveway, downed trees, wood for the stove, equipment maintenance, etc etc. There are times where I sit and enjoy for sure, but the maintenance part is always waiting for me. Winters can be long and tough here and we are similar climate to Montana, although I don't know if they get the warm Chinook winds in winter as a reprieve. Winter prep starts here in summer.

Don't get me wrong, you will love Montana, just be aware with a large property. Good equipment is certainly key to keeping on top of it. Best of luck in your search.

My sister told me about there water bill and property taxes. Totally nuts on both counts. More water up that way than in quite a few places in the country and its 5 times higher than it is here.

I want the work for the next ten years. After that I think I might have problems keeping it up. I just want it to be the best ten years it can be. After that put me directly in the ground and skip the nursing home.

Winters are long and cold in Helena but not like Great Falls with high winds also.

Taxes are half what I pay now. Water gets very expensive that is why I hand water. I have neighbors that water a lot and an $800 water bill for two months is common. Higher than that occasionally happens. Summer water bills is a common neighborhood topic.

Even though water is free it still costs money to pump it out of the ground. I think it take one horsepower to pump it up 400 feet. Running the pump all day can add another $100 to the electrical bill. I noticed the electrical consumption was the same all year. In the summer the use was mainly from the water pump. ???

Heating with propane will be new. The property has its own 1,000 gallon tank. The seller says you can go all winter and almost a full year on one tank.

Only issue with propane for us has been the price fluctuations. We had propane when we first moved, up here, but we had one winter when there was a severe propane shortage and the price went through the roof. We then switched to natural gas, even though we had to pay the price to have it run down our long driveway. Of course, that's not an option you don't have a gas line in your area you can access.

Many areas have natural gas. I’m thinking buy a big tank if I go propane.

This is far more modest and a more suitable for a base camp. That 12 acre horse ranch was nice but I don’t want to be married to a piece of land.

Wondering why water is that expensive in some places. We have well water and recently filled the swimming pool (about 5500 Gallons). Without even thinking about it, I was commenting on how low our electric bill was last month. Our old pool was 13,500 Gallons and I can never remember the bill being that much higher whenever we needed to fill it.

The house on Spokane Road sure is nice, but ouch on the Taxes. In my opinion $5,800 is pretty high.

If you end up here and decide to do your own snow plowing you will really appreciate the asphalt driveway. Mine is gravel and I have to be very careful not to plow all the gravel off the drive.

Did you see the Seahawks logo on the fridge………… :D
