I made a verbal backup offer on the place after seeing it in person. I met the couple that are selling. We didn’t talk just said hello and goodbye so I could look inside.

It is really finished nicely. Lots of steampunk goes craftsman. I questioned the floor plan as being tight because it’s so small but it’s not tight at all. It’s as big as the house I live in now if you take away the formal living and dining rooms which I never use.

The second and third bedrooms are actually larger. One of course will become a hobby room. Except in Montana I may call it a gun room.

Now I have to brush up on water rights. Seems Montana is a lot different when it comes to land. In Washington real estate is public record. In Montana it’s between the buyer and the seller. Buyer beware flags are shooting everywhere.

I think I should have a lawyer read it before I sign it.

+ 4 on the lawyer. Don't be afraid to ask if they are related to the seller, the development, developer, etc. If you don't know anyone there, you need to know they are on your side.

We paid to have our new home inspected, both for our peace of mind and because the VA required it. (After all, we were 1400 miles away, and Tina had flown out and looked at the place, but how much can you see in one hour long visit.)

After we moved in, items passed by the inspector turned out to be bad. Items listed by the seller as excellent, bad. We spent significant amounts of money we had other plans for, making unexpected repairs. We could have taken the inspector and the seller to court. But, the inspector is only liable for his fee. The attorney told us we could spend the money, take the seller to court, spend two years tied up in litigation, then end up in the local courts with a solid case against a native son. In front of a judge who might have played football with him in high school or be married to one of his cousins. Rock Solid case. Small Town.
We love our place. Just fixed things and moved on.
You can tell a lot about the character of a man...

I’m assuming most of the appliances should be replaced in the next year. I bet they were the last items to buy and they ran out of money. The owner hired contractors to build it.

A/C and heat are more important as well as the well and foundation.
