Down at my range property the side along the creek wasn't surveyed well with markers along the line. So when a new owner bought the property behind me it included the parcel between me and my friend up the road. So the survey that went with the sale was finally completed after a 5 month delay.
Looking the area over and at the pink survey markers looks like I finally can see where my property line is and that I own more area across the fine little creek. A foot bridge across the creek will be a forth coming project! If you look close you might see the ribbon marker in center of picture.

Well plan on enjoying it and keep it in clean shape removing any limbs or trash that might get caught up heading down stream.
On the end that flows into the new neighbors area is a pond and some beavers had been real busy blocking the flow which he had to attend to.

Yes I'm sure there could be some of them 2 liters rolling about around there too! :D

Dang Fourty, that’s like found money! :D

Beautiful property and that creek looks like it would hold fish. I really like the woods you guys on the other side of the country get to enjoy. That looks like it should be on a hunting poster somewhere.

The parcel next to us sold last year and we were concerned the new owner would build his house close to ours. The best location of view was just off our place and we hoped to not have a neighbor that close. So we had that side of our property surveyed. Fortunately the new owners decided to build farther back on their place where there is a drop off so they could build a walk out basement.

I was a little bit concerned that my shop was built closer than 30 ft from the property line which our CCR’s state. According to my measurements and guessing I was fine but it still nagged me a bit. After getting the survey done I found my shop was 60 ft from the line.

That sure is a bright pink the surveyors use, isn’t it. :shock: I have driven metal T posts in next to most of the wooden stakes and will finish putting T posts in and remove the bright pink stakes when they are done with construction. In the first pic you can see the posts for the new folks shop and they have done an excellent job keeping the proper distance from the line.

Thanks Hatchdog! Last year there were a couple of woods ducks that built a nest along the creek. Was great to see them swimming in the creek or flying around. Have a trail cameras along the creek and you never know what will pop up on there!

Creeks are nice, BUT here's mine after a cloudburst the Summer before last after a big rain. Highest I've seen and I've been here almost 36 years. This photo is my neighbor's property, on my property the creek has pretty high banks so just got deeper, neighbor had no bad damage but lots of mud and some landscaping washed away. A mobile home down the road was destroyed not from the creek but from water from a culvert under the highway above it, washed the rock down the hillside through his window.

Nice piece of land that you have there.
One of my brother in laws had his land surveyed a while back.
His neighbors wife had complained that he was parking his boat trailer on her property. He had been planning to add a guest house on his lot but wasn’t sure exactly where the line was. Turns out that he owns about a third of the neighbor’s yard. And the steps to her front porch are on his lot. :lol:
Load on Sunday and Shoot all Week.......okay it's a Mare's Leg I will reload on Wednesday. ;)

There's been a lot of problems around where we live with bad surveys. It's been said that the original surveyor
was an alcoholic and really messed things up from the start so that surveys now find neighbors land in the middle of
a township road or in the farmers field next door. The county is loathe to address this problem and it has caused a
number of law suits. My neighbor and I have had our land surveyed twice just to be certain where our property lines
are. One neighbor found out his barn is half on the other neighbors property and there is a bitter law suit in progress
over that. He wants to purchase enough land from his neighbor to be legal and the other guy smells money and wants
an exorbitant amount.

First home we bought was involved in a legal issue over a fence location when we sold it. The fence belonged to a neighbor near end of our property and was found to be on my side by 3 feet. The lender of the folks buying our place would not settle until the fence was moved.
The neighbor would not move it over so when the surveyor came back to re-certify the issue I had a police officer standing by while I rolled the fence back for the survey.
All I wanted was the paperwork done so as to complete the sale.

I was a realtor for a short time, (I hated the job), but when there is someone else's fence on the property it is referred to as a "cloud on the title", and no mortgage company will settle until it's resolved.
