We have several places in TN saved as well. It would be a much shorter move, and I lived in Shelby County for a couple years... Loved the area.

I was in Millington in the late 70s as a PFC for a few months as an Aviation student. Went back in the mid 80s as a SSGT to teach at the Aviation Electricians course for a couple years. I was stationed there when Elvis died. I didn't go to Memphis much. I rode the Single tracks through the state forest on my Trek 950 with the Mountain Biking Club, and kayaked and canoed. Great parks, and small town vibe in Millington back then.

My ex father-n-law was stationed there his last three years.
He retired early part of '76.
Actually when I was little, we lived on 51 between the two.
There's a member here that's in the Lakeland area, I sure he could tell ya more about the area than I.

Sage words from PT7 on the reality of real estate. Patience is the biggest factor. As great as your property is, as much as you have put into it to make it everything you want it to be, it has to align with what someone else is seeking, and sometimes that takes time.

It WILL sell, as long as you have the patience to put up with the process. And, as you now know, you've been able to thin the herd in the process.

Yup, patience. We won't give it away, that's for sure.
As I said early on... Worst case, we just got a lot of needed honey-do's knocked out, accomplished an extreme declutter, and practiced packing... If it doesn't sell.

Tennessee sounds like a good place in the rolling hills! Pick some high ground though what with all the flooding they got in Eastern part.

Last week we bought twenty bags of mulch and did the flower beds. Spring is coming and curb appeal makes a difference when someone drives up for a showing. It was funny, we had a showing scheduled for the following Tuesday afternoon, and had bought the first ten bags of mulch to see how far that would go. Eh.... about halfway, it seemed. I told Tina she could run back to Lowes to pick up the another ten on Thursday, or I'd pick them up after PT on Friday and we could knock them out on Saturday. She ran up Thursday and picked them up, hit Food Lion for Milk and Eggs. (We always combine errands... it's a drive to town.) When I got home from Therapy on Friday she had the beds done and the trash put away. Got a call late Friday night and the realtor wanted to know if the Tuesday showing could come at Noon on Saturday. Yup, we were ready.

We have another showing this morning at 1030, the Realtor called late yesterday afternoon and asked if we could be ready this morning. WE are always ready, just need about 30 minutes to pick up the dog's toys, and neaten the end tables.
