What is driving the price up for real estate way out in Montana? Friend of mine sold his 50 acre place with airplane hangar and grass runway with a beautiful home for 700,000 here in Central Va.

Forty, it’s not just Montana. It’s Idaho, Eastern Washington, Arizona and others. For the last 18 months there’s been a big exodus of people from the big cities on the west coast. Between the crime (read peaceful protests) and the “new” ability to work from home people are taking advantage of their big city (expensive) home equity and moving to these areas. Bringing along boat loads of cash and there are incredible bidding wars going on here and in the other states I mentioned.

My sister just listed her condo that she has lived in for over 20 years and as of two days ago has had four offers over listing price. At the same time she showed me a picture of a really nice 3 bed 2 bath single level home in Pennsylvania (where she moved to last week) for $139K. The same home in Spokane would be 300K +.

According to Zillow my place is worth $400K more than I have invested in it and we built in 2015-16. Crazy. But it’s rural property in Eastern Washington which is highly desirable to many looking to escape the big cities on the coast. I have no intention to sell as I would just be in the same bidding wars as everybody else. Would love to move 40 miles east to Idaho due to the political climate but it’s not worth the hassle right now.

That 50 acre place of your friends would be a 3 million dollar property here.

Bingo! Now that the big cities have flooded the market they are not getting their former prices which in turn has chilled the rural market. Of course that is just a 30 day trend. Let’s see what happens in August and September.

Forty, it's also where you are selling, and where you are buying.
We moved from Central Va for reasons we discussed. I won't go into them here.
But we moved to OK for the flip side of that coin, and to get closer to one of the kids. Then the real trouble began. Rural prices in certain areas doubled. Houses here in our area are selling above asking, in a week to ten days. They are appraising at two to two and a half times five years ago, if they have decent sized lots. (Five to ten acres or more)

We said the same as another poster, we would sell, but where would we go?
Any area we would WANT to go would be in the bidding situation... Only option would be sell, store everything, buy a big Rv and tour for a year or three hoping the market stabalizes, then buy.

Gene, I spent most of my life in Nebraska, basically 50 plus years, living from one end of the state to the other at various times. If you have any questions, ask away. Nebraska really is a very under-rated state, based mostly on what people see driving eat or west on the interstate. Don't be fooled. Nebraska had some truly spectacular country. Love my north woods where we live, now, but I do truly miss Nebraska.

After living right next to the Cascade's all my life I think I'd have a hard time adjusting to the flat terrain. We used to drive to N. Dakota most Summers when I was a kid and I remember being so bored, it seemed like nothing to see but miles and miles of cornfields. We did drive into Nebraska a couple of times to stay with some relatives there, I remember having fun trying to ride their pigs.

The Black Hills spill into the northwest corner of the Nebraska panhandle, so it's not all cornfields in Nebraska. The NE corner of Wyoming also has some similar country away from the more famous spots of Wyoming. Love the Medicine Bow and Snowy range down around Laramie, too.

My great great grandfather homesteaded in Nebraska in the 1870’s. My father who I never knew is buried in Fremont. That’s about all I know about it.

What is there to do? I like to get out and do things. Even more as I get older. A town of 1,000 or two miles out of town is about all the remoteness I can handle.

I have never lived in the Central Time Zone. Being center of the states would allow me to explore ease of the Mississippi.

I’ve driven I-94 many times. Too many times. I-90 is a much better route if you are going all the way to MN.

Sandhills of Nebraska is a neat spot. Rode there once. Lots of history in North Platte and Ogallala as well. I liked both towns.

I read where you mentioned Sydney,Neb how long has it been since you were there and did you ever eat at a place called Dudes there?

I did alot of Black Powder Maniac shooting 10 miles east of Alliance Neb in the sand hills. I liked it out there.

Cute, but old energy inefficient home, lots of things to maintain, would be a full time job just to live there. Not a place to use as a jumping off point.

Haven't been to Sydney since the mid 90s, so lots of changes since then, notably Cabela's getting bought out.

The Sandhills of Nebraska are downright amazing, but overall very remote country. Some counties in the Sandhills have the lowest population density in the continental U.S.
