I agree Gene, you know you can do better in terms of your view of the future. I encourage you to continue looking. I have always lived by, (" when in doubt, don't ").

You could start a bed and breakfast to help out with the payments.

Seems way overpriced even with the current market, the Zestimate is only $2,408,000, last years tax assessment was only $1,402,107.

The second house is nice, too much carpet and I would be suspect of the roof structure and the last house isn’t a house it’s a business. :)

This one is on five acres and it has everything I need. I could afford it yet the maintenance would be too much.

I really only want a base camp with all the amenities. The one place in Lakeside has everything I need and nothing more. My teardrop and car will fit in the garage. Granted I can’t buy a big RV but so what. I like my teardrop and if I can drive a big RV I can pull my teardrop.

The big thing I would be giving up is shooting on my own property. The only homes where I can shoot are way out in the country and either to trashy or too expensive. I was talking to my friend in Texas and he said no big deal because there is so much public land where you can shoot.

Another one that would consume me.

Everything has its pro's and con's. I have a 40ft 5th wheel. Its great to live in for four months but its not very good to take into the hills and go camping at one of those back in the forest campgrounds away from everyone. Most of those houses you are sending links to are great homes. This last one is really nice. But understood on alot of time to take care of it.

I’m going to drive over to look at the Lakeside home on Sunday/Monday. I might just pull my trailer and sleep in it. The cheapest hotel was $350.

What is driving the price up for real estate way out in Montana? Friend of mine sold his 50 acre place with airplane hangar and grass runway with a beautiful home for 700,000 here in Central Va.

Not really. Some towns have clinics but Helena is the main hospital.

Forty, it’s not just Montana. It’s Idaho, Eastern Washington, Arizona and others. For the last 18 months there’s been a big exodus of people from the big cities on the west coast. Between the crime (read peaceful protests) and the “new” ability to work from home people are taking advantage of their big city (expensive) home equity and moving to these areas. Bringing along boat loads of cash and there are incredible bidding wars going on here and in the other states I mentioned.

My sister just listed her condo that she has lived in for over 20 years and as of two days ago has had four offers over listing price. At the same time she showed me a picture of a really nice 3 bed 2 bath single level home in Pennsylvania (where she moved to last week) for $139K. The same home in Spokane would be 300K +.

According to Zillow my place is worth $400K more than I have invested in it and we built in 2015-16. Crazy. But it’s rural property in Eastern Washington which is highly desirable to many looking to escape the big cities on the coast. I have no intention to sell as I would just be in the same bidding wars as everybody else. Would love to move 40 miles east to Idaho due to the political climate but it’s not worth the hassle right now.

That 50 acre place of your friends would be a 3 million dollar property here.

I’m more concerned about the airport 500 yards to the north. Thank you MapQuest. The river has been raised 70 feet by a dam about a mile downstream.
