I used to teach a stress management block in the academy. Just a brief overview, but one thing stuck with a lot of students. It was a running joke. Research showed that the the three most common high stress events in the average person's life were:

Death of a loved one. (Okay, that's a given.)

Marriage / Divorce and the events leading up to... (Ever spend time with a bride in the week before her wedding?).

Buying or Selling a home. (Dealing with Lenders, Agents, the search, the move...)

WE just sold, and are finally about to close... ... after hauling all our belongings over 1,200 miles to my daughter's while we waited for the process on the other house. Try living in an RV for a month while the loan officer plays, "Just a couple more things for the lender..."
every two or three days. (We will STILL have to haul them 120 miles NE of the daughter's after we close, up into the mountains.) Beautiful country.

Supposed to close on the first... The forth, fifth, now Monday, the eighth.
We are looking forward to moving on. So much to do, but most of it has to wait until after closing.

But... We will be Okies.

I understand your pain. I backed out of a geal about 12 years ago for the same issues. We showed up on closing day and were told there had been a delay. No one phoned to tell us before we headed out. Called the loan officer and spoke my mind before telling him to stick his head where the light don't shine.

Oh man, we are SO tempted at this point, but the place is very nice, and the seller and his wife are nice folks, moving just around the corner to a new house on 50 acres. Plus, the search has been a lesson in futility. Miss T drove out last month with a dozen to look at from Zillow and Realtor.com. Two... TWO were even close to what was advertised. One realtor blatantly lied from the start, and my wife and daughter drove an eleven hour round from OK to KS to look at a farm that wasn't ADA accessible... (Which she claimed from the start would be perfect,) and there were numerous problems.

Others had leaking roofs, black mold, inoperable main systems...

Two out of a dozen.



Fingers crossed for monday. Oh, yeah, in OK, the buyer bears most of the cost. We have a lot of pre-closing money invested in various inspections and fees already.

Wow...hope it all works out for you. Moving is a pain and dealing with realtors a major one.

Been here in Tall Timber for 37 years now. Love it! When I moved here from Virginia I had sold my house out there and had a bridge loan to cover until they closed on the Virginia home so I could close and move in here. Looked like a done deal. Then the Virginia buyer backed out. The real estate market had tanked because of Jimmy Carter and interest rates at 16 percent. I rented out the Virginia home for a year until it finally sold.

So now I owned two homes with two mortgages to pay. I actually sat up at nights with chest pains. On top of that I had transferred into a facility that did not like outsiders, and especially ones from the DC area. They gave me a lot of grief for a year or so, then they accepted me and things went better.

I can only say that the stress was worth it in the long run. Just grin and bear it.

Oh believe me... Without getting political... WE were leaving VA.
We chose OK for a lot of reasons, but several of them had to do with the people.
The buyer's realtor we chose told us she would drive Tina ANYWHERE in the state to show her any property she wanted to see, and actually went and previewed several and sent pics that Weren't on line that saved us considering them. They wouldn't fit our special (gimpy) needs.

We also liked the various policies in the state.
Won't go into which ones....

But there were several.
Interested parties could pm... I suppose.

Sounds like a great decision for you Marine! I'll have stay here for awhile and hope for the best as things may change next year for the better.
My neighborhood is changing a bit due to older homeowners passing on or folks in 60's downsizing to rancher homes...the market is hot here.
Another 2 homes sold last week and my thinking is my good friend that passed away last week will have his daughters putting it on the market very quick. Nice quiet neighborhood here but of course can't shoot in my backyard.

Have patience, it will all come together. It's always amazed me that people who do this kind of work for a living can often appear to be doing it for the very first time. The old Columbo "...just one more thing..." is the most annoying.

So glad you found something that is 1) as advertised; and 2) suits your needs. Was it one of the ones you'd sent me links to previously?

Finally, make sure to post pictures of the "mountains" you've found in OK! That WILL be a sight to behold!

Marine, think you're going to really like Eastern Oklahoma. Most folks don't know of the mountains there. If you're moving where I think, you've won. Congrats!

Closing on the 8th

Small town, population less than 350.
Nearby town has a VA clinic, etc. I have already registered.
Our little 21 acre far has a stocked pond and creek, room for a 100 yard range, run in barn, work shop, and on a quiet country road. We expect to love it.

We have plans for a few upgrades... But don't you always?

I'm in Bartlesville,Ok visiting my mother. She had some health issues but us doing better. I could live here quite easily. I did lose some money when I backed out but surprisingly the loan officer re-funded most of it since it was their fault. I lost just under 1k.
